A typical asphalt shingle roof has an expected lifespan of 20 to 30 years. It’s important for homeowners to recognize signs of aging to make sure that problems associated with it are addressed in time. Here’s an overview of an asphalt shingle roof’s lifecycle and age-related problems.
Manufacturing and Installation
Asphalt shingles begin their lifecycle after manufacture. Exposure to oxygen is minimized due to sealed packaging, but asphalt shingles nevertheless age slowly. This is why fresh shingles are always recommended for use on roof installation and repair. Fortunately, this is not a problem with manufacturer-certified contractors like us as we source our roofing materials directly from the factory.
The first few months after installation lets the roof settle by allowing adhesives and the asphalt shingles to “cure”, which lets the roof develop a durable outer layer. At this point, a few granules may come loose from the roof. While considered a sign of aging, a few loose granules are normal at this point. However, you may need to consult with your roofer if it persists for several days.
The First 10 Years
The first 10 years, sometimes referred to as the “incipient stage,” is the roof in its best condition. It is also the period that tests both the quality of asphalt shingles and the contractor’s workmanship. If installed correctly, you shouldn’t expect any roofing-related problem at this point. This is the period where you should not miss a scheduled maintenance appointment as it can help prolong your roof’s service life.
